The best builders in Darwin

Three separate lists of Darwin builders, each checked against the NT register of building practitioners, and no builder pays to be on them. Building in a cyclone region

Tropical cyclones can threaten the Darwin region, and the building rules reflect that.

The National Construction Code identifies the parts of the NT that are prone to cyclones and contains specific provisions so buildings there can resist severe wind. All buildings in declared building control areas must comply with the code, and your building certifier will tell you how your design meets those requirements.

  • There are no cyclone-specific planning rules. The cyclone requirements are in the building approval, not the planning approval.
  • Storm surge and flooding are different. Land in the NT Planning Scheme's "land subject to storm surge" or "land subject to flooding" overlays needs planning approval for development.
  • Ask about it up front. Ask any builder how their design meets the cyclone provisions and which certifier they work with. A builder who works in the Top End every year will answer without hesitating.

Approvals in Darwin

A registered building certifier grants the building permit. When the work is finished, the builder gives the certifier a builder's declaration.

Planning works differently from most states. The NT Government administers the NT Planning Scheme, and all development applications in the Darwin municipality are decided by the Development Consent Authority. The City of Darwin comments on applications and handles things like stormwater, driveways and works in the road reserve, which need a council permit.

Residential building cover and contracts in the NT

For residential building work of $25,000 or more on a house or prescribed apartment building, including extensions, the builder must hold residential building insurance (RBI) or a fidelity certificate from an approved fidelity fund. You must be given the document before work starts or any payment is asked for, deposit included.

The cover pays out if the builder doesn't finish or breaches a consumer guarantee and has died, disappeared or become bankrupt or insolvent. Minimum cover is $200,000.

  • Contract: needed before building a new house valued at $25,000 or more, and it must include the builder's registration number.
  • Deposit: no more than 5% of the contract price.
  • Progress payments follow a standard schedule: up to 10% at base, 20% at frame, 25% at enclosed, 30% at fixing, 7% at practical completion, and the balance at the final stage. Each is payable only after the stage is complete.
  • Disputes: a current owner can apply to the Commissioner of Residential Building Disputes about defective or incomplete work. Complaints about conduct go to the Building Practitioners Board.

Checking an NT builder's registration

  1. Search the public register

Search the NT Public Register of Building Practitioners by name or registration number. NT Public Register of Building Practitioners

  2. Check registration is current

The registration should be current on the day you sign, not just when you got the quote.

  3. Check the sub-category

For a home you want building contractor residential (restricted), which covers houses and buildings up to 2 storeys, or residential (unrestricted). Commercial categories cover offices, shops and other non-residential buildings.

  4. Match the contract

The registration number written into the residential building contract must match the register. NT Government: check if your builder is registered
