The Best Builders

The best builders on the Gold Coast

Three separate lists of Gold Coast builders, each checked against the QBCC licence register, and no builder pays to be on them. On the Gold Coast, building approvals come from private certifiers, not the City of Gold Coast.

What building costs on the Gold Coast

Construction costs only. None of these figures include land.

Gold Coast pricing tracks Brisbane closely. Where it moves away is the block: waterfront lots, flood-affected land and tight beachside sites add engineering and approval costs that a standard suburban block doesn't have. RLB forecasts Gold Coast tender prices to rise 5.5% in 2026, after 4.5% in 2025.

Consumer guide figures are indicative. RLB rates exclude GST, land, site works and professional fees. The ABS average is a Queensland figure.

Building on canal and waterfront blocks

Waterfront living comes with legal duties that a builder needs to plan around.

The Gold Coast has 5 main rivers, the Broadwater and many creeks, lakes and canals. If you own a waterfront block, the City of Gold Coast is clear that some of the work is yours:

  • Revetment walls on your property are your responsibility to keep in a good, safe and structurally sound condition. On community title developments, the body corporate is responsible.
  • Pontoons, jetties, boat ramps and decks must be maintained, and you need approval before installing any structure or doing any dredging.
  • Stormwater from canal front lots has to go to the street under City Plan, not into the canal, unless the City approves otherwise.

Flooding is the other check. The City publishes flood maps and sells flood level search reports, and the City Plan flood overlay code may apply to your build. If you are renovating or building new in a flood risk area, ask your builder whether they have worked to the City's flood resilient design guideline before.

Approvals on the Gold Coast

Queensland building approvals are issued by private building certifiers, not Council. The formal name is a development permit for building work. The certifier assesses the plans, issues the approval and inspects at set stages. Your builder will often engage one for you, but you can appoint your own.

The City of Gold Coast comes in on the planning side. City Plan rules such as the flood overlay code may apply to your build, and on a canal block you need approval before installing any waterfront structure. Some smaller jobs, such as certain renovations and repairs, decks, fences and retaining walls, don't need a certifier's approval at all; the City's domestic building works pages explain where the lines sit.

Home warranty insurance and contracts in Queensland

Queensland's rules kick in early. Any residential building work over $3,300 (labour, materials and GST) needs a QBCC licensed contractor, a written, signed and dated contract, and QBCC home warranty insurance. That covers a bathroom as much as a new house.

  • Home warranty insurance is arranged by the builder, who collects the premium from you and pays it to QBCC before work starts. It covers you if the builder doesn't finish, doesn't fix defects, or the building suffers subsidence, up to $200,000 for each category of loss ($300,000 with optional extra cover). It does not apply to commercial work.
  • Deposits are capped: 10% for work from $3,301 to $19,999, and 5% for $20,000 or more. A builder asking for more is breaking the rules.
  • Progress payments have to match the work done. For example, no more than 50% of the price (deposit included) until at least 50% of the work is finished.
  • Cooling-off is 5 business days, starting the day after you receive the signed contract (and, for jobs of $20,000 or more, the QBCC Consumer Building Guide). Pulling out can cost you $100 plus the builder's reasonable out-of-pocket costs.
  • Disputes go to QBCC first. QCAT will only hear a building dispute after QBCC has dealt with it.

Checking a Queensland builder's licence

  1. Search the QBCC register

Search by licence number, or by the person's or company's name. Use the number on the quote rather than the business name on the ute, because a trading name doesn't always match the licensee name. QBCC licensee register

  2. Check it is current

The licence should show as current, not suspended or cancelled. The register shows the full licence history, so look for past suspensions or cancellations too.

  3. Check the class fits the job

For a house, extension or renovation you want a builder class such as Builder low rise, Builder medium rise or Builder open. A trade licence (carpentry, for example) is not a builder licence.

  4. Match it to the contract

The licensee name and number on the register should match the quote and the contract exactly. If you can't find them, call QBCC on 139 333 before you sign or pay anything. QBCC: find a licensed contractor

Building on the Gold Coast: common questions

How much does it cost to build a house on the Gold Coast?

No Gold Coast only figure is published. The Queensland average for a new detached house in 2024-25 was $1,987 per square metre (ABS data), excluding land. Custom homes run $3,150 to $5,800 per sqm on RLB's Queensland rates, and RLB rates Gold Coast costs as almost identical to Brisbane.

Does the City of Gold Coast issue building approvals?

No. In Queensland, building approvals are issued by private building certifiers. The City handles planning matters, such as development applications where City Plan overlays apply.

Who is responsible for the revetment wall on a canal block?

The owner of the waterfront land. The City of Gold Coast requires owners to keep revetment walls in a good, safe and structurally sound condition. On community title developments, the body corporate is responsible.

Do I need a licensed builder for a renovation in Queensland?

Yes, if the work is worth more than $3,300 including labour, materials and GST. Plumbing, drainage and gas fitting need a licence at any value. Check the builder on the QBCC licensee register before you sign.

What is the maximum deposit a builder can ask for in Queensland?

For work of $20,000 or more the cap is 5% of the contract price. For work between $3,301 and $19,999 it is 10%. A higher deposit (up to 20%) is only allowed where off-site prefabrication makes up more than half the contract price.

Who pays for home warranty insurance in Queensland?

You do, through the builder. The licensed builder collects the premium from you and pays it to QBCC before work starts. It is compulsory for residential work over $3,300.
