What a renovation costs in Darwin

Indicative 2026 figures. Darwin has no published city extension rate, so national guides fill the gap.

WorkTypical cost
Ground floor extension (national guide)$2,000 to $4,000 per sqm
Ground floor extension (Darwin guide, incl. GST)$2,500 to $5,000 per sqm
Second storey addition$1,850 to $3,500 per sqm, often $200,000 to $450,000
Kitchen renovation, mid-range$25,000 to $45,000
Bathroom renovation, mid-range$20,000 to $35,000
Demolition, house (QS rate, Darwin)$85 to $190 per sqm

Extension and second storey ranges are national hipages figures (January 2026), with What's The Damage's Darwin builder guide (October 2026) for comparison. Kitchen and bathroom totals are Darwin figures from What's The Damage, including GST. Demolition is RLB Riders Digest 2026 for Darwin, excluding GST and asbestos removal. All exclude land.

Permits for a Darwin renovation

In the NT a registered building certifier issues the building permit, and the rules catch more renovation work than many owners expect.

In NT building control areas, a registered building certifier grants the building permit. When the work is finished, the builder gives the certifier a builder's declaration. The NT Government says Tier 2 areas, outside the Darwin, Lake Bennett and Alice Springs regions, may need only part certification. In Darwin, expect full certification, including an occupancy certificate.

The NT Government's table of residential work says a building permit is required for:

  • Extensions or alterations that increase floor area
  • Alterations that don't increase floor area
  • Changing windows, reroofing or replacing sheeting
  • Bathrooms, where walls, fixtures or plumbing change

Some carports, sheds, pergolas and fences have exemptions, but check before you build.

Cyclone requirements

The National Construction Code marks parts of the NT as cyclone prone, and buildings there must meet specific wind resistance provisions. Your certifier will explain how your design has to meet them, so ask early what that means for new roof, wall or window work. If your land is in a storm surge or flooding overlay, planning approval may be needed as well.

NT rules that protect you

The NT's key protections start at $25,000, and they apply to extensions that add floor area.

  • Registration: prescribed building work on houses valued at $25,000 or more needs a registered building contractor (residential restricted or unrestricted). Renovations that don't add floor area, and sheds, garages or verandahs added after the house was built, aren't prescribed work, but the NT Government still recommends a contract. How to check a builder.
  • Contract: the NT Government lists a building contract as required for extensions or alterations that increase floor area, and it must include the builder's registration number.
  • Deposit: no more than 5% of the total contract price.
  • Progress payments: standard stages are up to 10% at base, 20% at frame, 25% at enclosed, 30% at fixing, 7% at practical completion and the balance at the final stage. The builder can only ask once a stage is complete.
  • Residential building cover: required for residential work of at least $25,000 on a house, including extensions. The builder must give you the policy or fidelity certificate before starting or asking for any payment. Minimum cover is $200,000 if the builder dies, disappears or becomes insolvent. How it works.

NT law sets no statutory cooling-off period for building contracts, so read the contract before you sign. On contract types, see fixed price or cost plus. For defects, a current owner can apply to the Commissioner of Residential Building Disputes; complaints about a builder's conduct go to the Building Practitioners Board.

Renovating in the Top End

Heat, wet season rain and cyclone rules shape what a Darwin renovation costs and when it can happen.

  • Plan around the wet. Ask each builder how they schedule roof work and opening up the house, and what happens to the timeline if a cyclone watch is issued mid job.
  • Expect cyclone work in the scope. Ask whether the quote includes the engineering and fixings your certifier will need to sign off new roof, wall or window work against the cyclone provisions.
  • Watch the $25,000 line. Registration and insurance rules apply to prescribed work of $25,000 or more. A big renovation that doesn't add floor area may sit outside them, so insist on a written contract anyway.
  • Check the sub-category. Residential restricted covers detached houses and attached dwellings up to 2 storeys; unrestricted covers any house or class 2 building.
  • Get the insurance document first. No policy or fidelity certificate, no deposit.

More in questions to ask a builder.

Checking an NT builder's registration

It takes a couple of minutes, and it's the same check we ran for every builder above.

  1. Search the public register

Search the NT Public Register of Building Practitioners by name or registration number. NT Public Register of Building Practitioners

  2. Check registration is current

The registration should be current on the day you sign, not just when you got the quote.

  3. Check the sub-category

For a home you want building contractor residential (restricted), which covers houses and buildings up to 2 storeys, or residential (unrestricted). Commercial categories cover offices, shops and other non-residential buildings.

  4. Match the contract

The registration number written into the residential building contract must match the register. NT Government: check if your builder is registered

How we chose these builders

We started from builders working across Darwin, then kept only those with a current Building Practitioners Board licence, a clear record of renovation work on their own site, and a solid independent reputation. Order weighs fit for this kind of project, reviews and awards, years trading, and how openly each builder explains its process, licence and warranty. Size and advertising spend don't count.

No builder pays to be listed or ranked. If you request quotes through this page, we pass your project to builders that suit it. Read the full method.

Renovation builders in Darwin: common questions

How much does a home extension cost in Darwin?

National guides put a ground floor extension at $2,000 to $4,000 per square metre, and a Darwin builder cost guide gives $2,500 to $5,000 per square metre including GST, typically about $3,500. Cyclone engineering can add to that. Land isn't included.

Do I need a building permit to renovate in Darwin?

Usually yes. The NT Government lists a permit as required for extensions, for alterations even without extra floor area, for changing windows or reroofing, and for bathrooms where walls, fixtures or plumbing change. A registered building certifier issues it.

Does a renovation in Darwin have to meet cyclone standards?

Yes. The National Construction Code marks parts of the NT as cyclone prone, with specific wind resistance provisions, and all buildings in building control areas must comply with the code. Your certifier will tell you what your design needs.

When does a Darwin renovation need a registered builder?

For prescribed residential building work valued at $25,000 or more, which includes extensions that add floor area. Renovations that don't add floor area aren't prescribed work, but you should still use a written contract.

How much deposit can a builder take in the NT?

No more than 5% of the total contract price. Progress payments after that follow set stages, and a builder can only ask once a stage is complete.

How much does a bathroom renovation cost in Darwin?

A mid-range bathroom renovation in Darwin costs about $20,000 to $35,000 including GST, with $27,000 typical. Budget jobs start around $10,000 and luxury bathrooms reach $55,000 or more.

This list is a guide only. Check the builder's licence, insurance and contract yourself before you sign.
