What a renovation costs on the Gold Coast

Gold Coast pricing tracks Brisbane suburban rates. These are indicative 2026 ranges.

WorkTypical cost
Ground floor extension$2,500 to $5,000 per sqm
Second storey addition (total)$200,000 to $500,000
House raise and restump to legal height$30,000 to $70,000
Build under conversion (enclose and fit out)$80,000 to $200,000
Kitchen renovation, mid-range$24,500 to $44,100
Bathroom renovation, mid-range$19,600 to $34,300

No Gold Coast specific extension figures are published. The extension, second storey and raise and build under ranges are Queensland guide figures from The Quote Yard (2026), which says the Gold Coast follows Brisbane suburban pricing. Kitchen and bathroom figures are Gold Coast mid-range totals from What's The Damage (October 2026), including GST. All indicative, excluding land.

Approvals for a Gold Coast renovation

A building certifier, not the council, signs off most renovation work in Queensland.

Any extension, added level or structural change needs a building approval (a development permit for building work). A licensed building certifier assesses the plans, issues that approval and inspects the work at set stages through the job. Your builder will usually engage a private certifier on your behalf, but you're free to appoint one directly if you'd rather the certifier answered to you.

Depending on your lot and design, you may also need planning approval from the City of Gold Coast. Have your designer or certifier check this before the plans are final, because a planning application adds time to the job.

Whatever the approval path, plumbing, drainage and gas fitting must be done by a licensed trade at any value, so a kitchen or bathroom job still needs licensed trades even when it's small.

Queensland rules that protect you

The same QBCC rules apply on the Gold Coast as in Brisbane, and they kick in at just $3,300.

RuleWhat it means for your renovation
LicenceQBCC licence needed for building work over $3,300, including labour, materials and GST
ContractWritten, signed and dated over $3,300; QBCC Consumer Building Guide before signing from $20,000
DepositNo more than 5% for work of $20,000 or more; 10% from $3,301 to $19,999
Cooling-off5 business days from the day after you get the signed contract
Home warrantyCompulsory over $3,300; up to $200,000 per category of loss

Check the licence class as well as the licence. A house extension needs a builder class such as Builder low rise, not just a trade licence. How to check a builder's licence.

Home warranty insurance is paid by you through the builder, who must pass the premium to QBCC before starting. It covers you if the builder doesn't finish, won't fix defects, or the work suffers subsidence. How it works.

For disputes, start with QBCC. QCAT will only take a domestic building dispute once QBCC has dealt with it and issued a letter.

Comparing renovation quotes on the Gold Coast

Renovation quotes vary more than new build quotes, because each builder guesses differently about what's behind the walls.

Get at least three quotes from the same set of drawings and the same selections list, or you can't compare them. Then look past the total:

  • Provisional sums and allowances. A low quote with large provisional sums for demolition, structural repairs or electrical upgrades can end up the dearest. Ask each builder to price these items firmly where they can.
  • The payment schedule. Queensland law says progress payments must match the work done. A schedule that front-loads money, such as 50% before half the work is done, is a warning sign.
  • Exclusions. Look for what's left out: certifier and engineer fees, landscaping, stormwater, temporary accommodation costs, asbestos removal.
  • Contract type. Most renovations suit a fixed price with clear variation rules. Cost plus can work for uncertain jobs if you trust the builder and see the invoices. Fixed price or cost plus.
  • Timeline. Ask how many jobs the builder is running and who will be on site day to day.

For a raise and build under, budget the lift and restump (about $30,000 to $70,000) separately from the fitout (about $80,000 to $200,000), as builders often quote them in stages. More questions in questions to ask a builder.

Checking a Queensland builder's licence

It takes a couple of minutes, and it's the same check we ran for every builder above.

  1. Search the QBCC register

Search by licence number, or by the person's or company's name. Use the number on the quote rather than the business name on the ute, because a trading name doesn't always match the licensee name. QBCC licensee register

  2. Check it is current

The licence should show as current, not suspended or cancelled. The register shows the full licence history, so look for past suspensions or cancellations too.

  3. Check the class fits the job

For a house, extension or renovation you want a builder class such as Builder low rise, Builder medium rise or Builder open. A trade licence (carpentry, for example) is not a builder licence.

  4. Match it to the contract

The licensee name and number on the register should match the quote and the contract exactly. If you can't find them, call QBCC on 139 333 before you sign or pay anything. QBCC: find a licensed contractor

How we chose these builders

We started from builders working across Gold Coast, then kept only those with a current QBCC licence, a clear record of renovation work on their own site, and a solid independent reputation. Order weighs fit for this kind of project, reviews and awards, years trading, and how openly each builder explains its process, licence and warranty. Size and advertising spend don't count.

No builder pays to be listed or ranked. If you request quotes through this page, we pass your project to builders that suit it. Read the full method.

Renovation builders on the Gold Coast: common questions

How much does a home extension cost on the Gold Coast?

A ground floor extension typically costs about $2,500 to $5,000 per square metre, using Queensland guide figures that track Brisbane suburban pricing. A second storey addition usually totals $200,000 to $500,000. Land isn't included, and design and certifier fees may be extra.

Who approves a renovation on the Gold Coast?

A licensed building certifier issues the building approval and inspects the work. Depending on your lot and design, you may also need planning approval from the City of Gold Coast, so have your certifier or designer check early.

How much does a kitchen renovation cost on the Gold Coast?

A mid-range kitchen renovation on the Gold Coast costs about $24,500 to $44,100 including GST, with $34,300 typical. Budget flat pack jobs start around $11,750, and premium kitchens reach $78,400 or more.

Does a builder need a licence for a small renovation in Queensland?

Yes, if the work is worth more than $3,300 including labour, materials and GST. Plumbing, drainage and gas fitting need a licence at any value. Check the licence on the QBCC register before you pay anything.

Can I get out of a building contract after signing in Queensland?

Yes, within the 5 business day cooling-off period, which starts the day after you receive the signed contract (and, for work of $20,000 or more, the Consumer Building Guide). You may have to pay $100 plus the builder's reasonable out-of-pocket costs.

What can I do if my Gold Coast builder won't fix defects?

Put the problem to the builder in writing, then lodge a complaint with QBCC. QBCC dispute resolution is a required first step before QCAT will hear the dispute. If the builder can't or won't fix it, your home warranty insurance may cover the defect.

This list is a guide only. Check the builder's licence, insurance and contract yourself before you sign.
