What a new home costs to build in Adelaide

Build cost only, before land. Adelaide's custom home QS rates top out lower than any other capital's.

WorkTypical cost
Average new house, SA (ABS, 2024-25)$389,949 for 218 sqm
Average build cost per sqm, SA (ABS)$1,788 per sqm
Custom or architectural home (QS rate, Adelaide)$2,200 to $4,000 per sqm
Demolition for a knockdown rebuild (QS rate, Adelaide)$80 to $180 per sqm
Demolition, typical 3 bedroom house (indicative)$17,000 to $40,000
Knockdown rebuild, 3 to 4 bed single storey (indicative)$450,000 to $1,000,000

ABS figures are South Australian averages for new detached houses in 2024-25, as calculated by Master Builders NSW. QS rates are RLB Riders Digest 2026 for Adelaide (Q4 2025), excluding GST, site works, fees and asbestos removal. Demolition and knockdown rebuild totals are national consumer guide figures. None include land.

Project home or custom builder in Adelaide?

Adelaide's custom home rates top out lower than any other capital's, which narrows the gap between the two.

A project builder sells a set range of designs. SA's average new house is smaller than most states at about 218 sqm, and at about $1,788 per sqm it suits buyers on a flat, regular lot who want a known price.

A custom builder builds to plans drawn for your site. RLB's 2026 Adelaide range for custom and architectural homes, about $2,200 to $4,000 per sqm, tops out lower than any other capital's, so the step up from a project home is smaller here than in Sydney or Melbourne. A custom build makes sense on a hills or sloping lot, a narrow block from a subdivision, or a knockdown rebuild in an older suburb.

What a base price usually leaves out

  • Site costs: the soil class (reactive clay can mean deeper footings or a stiffer slab), plus cut and fill and retaining on slopes.
  • Demolition and asbestos removal on a knockdown rebuild.
  • Connections: long service runs on battle-axe lots or behind an existing house.
  • Upgrades and externals: display home finishes, driveway, fencing, landscaping, window coverings.

Get site costs fixed in writing after the soil report. Our building costs guide covers the rest.

Approvals and the build process in Adelaide

A new house in SA needs development approval, which has two parts, both applied for through PlanSA:

  • Planning consent: whether the house suits the zone and the planning rules for your lot.
  • Building consent: whether the plans meet the Building Code. Council, an assessment panel or an accredited professional such as a private building certifier can grant it.

Work can't start until full development approval is granted.

SA adopted the NCC 2022 housing energy standards (7 stars) and the livable housing design standard from 1 October 2024. A new house approved under them has to meet both.

The average new SA house took about 9 months from start of work to completion in 2025-26 (ABS), a little over the national average of about 8.5 months.

Rules that protect you in SA

Several SA thresholds rose from $12,000 to $20,000 on 10 November 2025. A new home is well over both, so all of these apply.

  • Licence: anyone building or contracting for building work in SA needs a building work contractor's licence (numbers start with BLD), whatever the value. Check the licence conditions cover the type, height and value of your build.
  • Contract: must be in writing, signed by both parties, show the builder's business name and licence number, and come with the Form 1 notice of your rights.
  • Deposit: capped at 5% of the contract price.
  • Cooling-off: 5 clear business days after signing. Give written notice personally or by certified mail.
  • Progress payments: the builder can only ask for payment for work already done, and you don't have to pay without a written request.
  • Building indemnity insurance: the builder must arrange and pay for it before work starts and give you the certificate. For contracts from 10 November 2025 it covers incomplete or defective work up to $250,000 (up from $80,000) if the builder dies, disappears or becomes insolvent, with defect claims usually up to 5 years after completion.

For a dispute, contact the builder first, then CBS, which may arrange conciliation or a compulsory conference. Statutory warranty claims must start within 5 years of completion. More in our home warranty insurance guide and fixed price vs cost plus.

Checking an SA builder's licence

It takes a couple of minutes, and it's the same check we ran for every builder above.

  1. Search the CBS register

Ask to see the builder's licence, then search the CBS licensing register. Building work contractor licence numbers start with BLD. CBS licence search

  2. Check it is current

The licence should be current. In SA there is no dollar threshold: anyone contracting for building work needs a licence.

  3. Read the conditions

Licence conditions can limit building height and contract value. Make sure they cover your job, especially for a two storey home or a large renovation.

  4. Check the assurances register and the contract

Search the CBS public assurances register for past regulatory problems. The contract must show the builder's business name and licence number, and both should match the register. CBS: find a licence holder

How we chose these builders

We started from builders working across Adelaide, then kept only those with a current CBS licence, a clear record of new home work on their own site, and a solid independent reputation. Order weighs fit for this kind of project, reviews and awards, years trading, and how openly each builder explains its process, licence and warranty. Size and advertising spend don't count.

No builder pays to be listed or ranked. If you request quotes through this page, we pass your project to builders that suit it. Read the full method.
