What a new home costs to build on the Gold Coast

Build cost only, before land. No one publishes a Gold Coast-only figure, so these are Queensland and Brisbane numbers.

WorkTypical cost
Average new house, Queensland (ABS, 2024-25)$458,868 for 231 sqm
Average build cost per sqm, Queensland (ABS)$1,987 per sqm
Custom or architectural home (QS rate, Queensland)$3,150 to $5,800 per sqm
Demolition for a knockdown rebuild (QS rate)$180 to $260 per sqm
Demolition, typical 3 bedroom house (indicative)$17,000 to $40,000
Knockdown rebuild, 3 to 4 bed single storey (indicative)$450,000 to $1,000,000

ABS figures are Queensland averages for new detached houses in 2024-25, as calculated by Master Builders NSW. QS rates are RLB Riders Digest 2026 Queensland (Brisbane) rates, excluding GST, site works and fees; RLB rates Gold Coast costs at 99 against Brisbane's 100, so they carry across closely. Demolition and knockdown rebuild totals are national consumer guide figures. None include land.

Project home or custom builder on the Coast?

The block decides more than the budget does.

A project builder offers a set range of designs, priced off repeat plans and bulk supply. On a flat, regular lot in a newer estate that's usually the cheapest route to a new house, and the price is easy to compare.

A custom builder builds to plans drawn for your site. On the Gold Coast a lot of the most wanted land isn't flat or simple: hinterland and ridge blocks with real fall, canal and waterfront lots, and older suburbs where a 1960s or 1970s house is coming down. Those sites need engineering a standard plan doesn't carry, and a custom builder prices that in from day one.

Read the base price closely

A project home price normally assumes an easy site and standard inclusions. Ask for the exclusions in writing. Expect to see:

  • Site works: excavation, retaining, extra footings or piers, and drainage on sloping lots.
  • Flood and storm requirements: raised floor levels or extra drainage where the lot is flood affected.
  • Upgrades: anything in the display home that isn't in the standard inclusions list.
  • External works: driveway, landscaping, fencing and pool fencing, which most base prices exclude.
  • Provisional sums: estimates that move once the real cost is known.

City of Gold Coast publishes a guide to building on sloping sites, and it's worth reading before you sign for a hillside block. Our building costs guide breaks down the rest.

Approvals and the build process on the Gold Coast

A new house on the Gold Coast needs a building approval, which you get through a private building certifier. The certifier assesses the plans and inspects at set stages. Your builder often engages one for you, though you can appoint your own.

Most of the time you won't need a separate development application. City of Gold Coast says a dwelling house in a residential zone generally doesn't need one if it meets the City Plan codes. Where a design doesn't meet those codes, it may need council assessment first. Ask your designer to check the planning scheme before you lock in a plan.

Watch for these on Coast blocks:

  • Sewer and water mains: building over or near them is assessed under the Queensland Development Code (MP 1.4). If the standard solutions don't fit, the application goes to the service provider for up to 20 business days.
  • Flood: council publishes flood modelling and risk information. Check it for any low-lying lot.
  • Resilience: council points owners to state guidelines for building above the minimum against cyclones, bushfire and flood.

Energy rules are statewide. Since 1 May 2024 new Queensland houses have needed a shell star rating, usually 7 stars, plus a whole of home energy score, and a compliant outdoor living area can count for up to 1 star.

On time, Queensland is one of the faster states. The average new house took about 7.5 months from start of work to completion in 2025-26, according to the ABS.

Rules that protect you in Queensland

Every new home contract on the Gold Coast is well over the $3,300 mark where Queensland's main protections start, so all of these apply to you.

  • Licence: the builder needs a QBCC contractor licence in a builder class. Builder low rise covers houses. The licensee name and number must match the quote and the contract.
  • Written contract: required, and for work of $20,000 or more the builder must give you the QBCC Consumer Building Guide before you sign.
  • Deposit: capped at 5% for work of $20,000 or more. The one exception is a home where off-site prefabrication is more than half the contract price, where up to 20% is allowed.
  • Cooling-off: 5 business days, starting the day after you receive the signed contract and the guide. Pulling out can cost you $100 plus the builder's reasonable out-of-pocket costs.
  • Progress payments: each claim must match the work actually done. For example, you shouldn't have paid more than 50% of the price, deposit included, until at least half the work is done.
  • Home warranty insurance: compulsory. The builder collects the premium from you and pays it to QBCC before work starts. It covers non-completion, defects the builder won't fix, and subsidence, up to $200,000 for each category of loss ($300,000 with optional additional cover).

If a dispute starts, go to QBCC first. QCAT only accepts a building dispute once QBCC has dealt with it and issued a letter. Our home warranty insurance guide explains the cover in more detail, and fixed price vs cost plus covers which contract type leaves the cost risk with you.

Checking a Queensland builder's licence

It takes a couple of minutes, and it's the same check we ran for every builder above.

  1. Search the QBCC register

Search by licence number, or by the person's or company's name. Use the number on the quote rather than the business name on the ute, because a trading name doesn't always match the licensee name. QBCC licensee register

  2. Check it is current

The licence should show as current, not suspended or cancelled. The register shows the full licence history, so look for past suspensions or cancellations too.

  3. Check the class fits the job

For a house, extension or renovation you want a builder class such as Builder low rise, Builder medium rise or Builder open. A trade licence (carpentry, for example) is not a builder licence.

  4. Match it to the contract

The licensee name and number on the register should match the quote and the contract exactly. If you can't find them, call QBCC on 139 333 before you sign or pay anything. QBCC: find a licensed contractor

How we chose these builders

We started from builders working across Gold Coast, then kept only those with a current QBCC licence, a clear record of new home work on their own site, and a solid independent reputation. Order weighs fit for this kind of project, reviews and awards, years trading, and how openly each builder explains its process, licence and warranty. Size and advertising spend don't count.

No builder pays to be listed or ranked. If you request quotes through this page, we pass your project to builders that suit it. Read the full method.

New home builders on the Gold Coast: common questions

How much does it cost to build a house on the Gold Coast?

There's no Gold Coast-only figure, but the average new Queensland house cost $458,868 to build in 2024-25, about $1,987 per sqm across 231 sqm (ABS), excluding land. Custom and architectural homes run about $3,150 to $5,800 per sqm on 2026 Queensland QS rates, before GST, site works and fees. RLB rates Gold Coast building costs at almost exactly Brisbane's level.

Do I need a development application to build a house on the Gold Coast?

Usually not. City of Gold Coast says a dwelling house in a residential zone generally doesn't need a development application if it meets the City Plan codes. You still need a building approval from a building certifier.

How long does it take to build a new home on the Gold Coast?

The average new Queensland house took about 7.5 months from start of work to completion in 2025-26 (ABS). Design, contract, soil testing and approvals come before that, and sloping or flood-affected sites can add time.

Does building on a sloping block cost more on the Gold Coast?

Yes, in almost every case. Excavation, retaining walls, piers and drainage are site costs that sit outside a standard project home price. Get them priced in writing after the survey and soil test, and read council's guide to building on sloping sites.

How much deposit can a Gold Coast builder ask for?

Queensland caps the deposit at 5% of the contract price for work of $20,000 or more. Up to 20% is only allowed where off-site prefabrication is more than half the price.

What happens if my Gold Coast builder goes broke?

Queensland home warranty insurance, which the builder must pay to QBCC before work starts, covers non-completion and defects up to $200,000 for each category of loss, or $300,000 with optional additional cover. See our home warranty insurance guide.

This list is a guide only. Check the builder's licence, insurance and contract yourself before you sign.
