What a new home costs to build in Brisbane

Build cost only, before land. Queensland averages and Brisbane QS rates from 2025 and 2026.

WorkTypical cost
Average new house, Queensland (ABS, 2024-25)$458,868 for 231 sqm
Average build cost per sqm, Queensland (ABS)$1,987 per sqm
Custom or architectural home (QS rate, Brisbane)$3,150 to $5,800 per sqm
Demolition for a knockdown rebuild (QS rate)$180 to $260 per sqm
Demolition, typical 3 bedroom house (indicative)$17,000 to $40,000
Knockdown rebuild, 3 to 4 bed single storey (indicative)$450,000 to $1,000,000

ABS figures are Queensland averages for new detached houses in 2024-25, as calculated by Master Builders NSW, not Brisbane-only numbers. QS rates are RLB Riders Digest 2026 for Brisbane (Q4 2025), excluding GST, site works and fees. Demolition and knockdown rebuild totals are national consumer guide figures (hipages, What's The Damage). None include land.

Project home or custom builder?

Pick the type of builder first. The shortlist gets much shorter once you do.

A project builder sells a range of set designs you can adjust. Prices are sharper because the plans, trades and suppliers repeat across hundreds of homes. It suits a fairly flat lot in a newer estate, a buyer happy to choose from a menu, and a budget that can't move.

A custom builder builds your plans, usually drawn by your own architect or building designer. You pay more per square metre and get a house designed around the block. In Brisbane that matters more than in most cities. Plenty of established suburbs are hilly, sit near creeks or still have an old timber house on the lot, and a standard plan rarely sits well on those sites.

What a base price usually leaves out

An advertised project home price normally assumes a standard design on an easy site. Before you compare quotes, ask for a written list of what's excluded. The usual gaps:

  • Site costs: cut and fill, retaining walls, rock, deeper footings for reactive clay or slope, and longer sewer, water and power connections.
  • Upgrades: ceiling height, benchtops, flooring, appliances and anything shown in the display home but not in the standard inclusions.
  • Outside the house: driveway, landscaping, fencing, letterbox, clothesline and window coverings.
  • Allowances: provisional sums and prime cost items are estimates, and they can rise once the real cost is known.

Get site costs fixed in writing after the soil test and survey, not left as an allowance. Our building costs guide goes through the line items.

Approvals and the build process in Brisbane

In Queensland a licensed building certifier, not the council, issues the building approval for a new house. It's usually a private certifier. Your builder often engages one on your behalf, but you're allowed to appoint your own. The certifier assesses the plans and inspects the work at set stages.

Brisbane City Council and the water utility come in when the site needs them. Two things catch knockdown rebuilds in particular:

  • Houses built in 1946 or earlier. In the Traditional building character overlay, City Plan protects pre-1947 houses, and demolition is assessed against a council code. It generally has to show the house has lost its traditional character, can't reasonably be made structurally sound, or sits in a street with no traditional character. Check the overlay map before you buy a block to knock down.
  • Sewers and water mains. Building over or near a sewer, water main or stormwater drain is assessed under the Queensland Development Code (MP 1.4). If the design doesn't meet the standard solutions, the application goes to the service provider, which has 20 business days to assess it.

Since 1 May 2024, new Queensland houses have had to meet the NCC 2022 energy standards: a star rating for the building shell, usually 7 stars, and a whole of home energy score. Queensland lets a compliant outdoor living area count for up to 1 star, which suits the covered decks most Brisbane plans already have.

Once work starts, Queensland houses go up quickly by national standards. ABS data puts the average new house at about 7.5 months from start of work to completion in 2025-26, against about 8.5 months nationally. Design, contract and approvals come before that clock starts.

Rules that protect you in Queensland

Every new home contract in Brisbane is well over the $3,300 mark where Queensland's main protections start, so all of these apply to you.

  • Licence: the builder needs a QBCC contractor licence in a builder class. Builder low rise covers houses. The licensee name and number must match the quote and the contract.
  • Written contract: required, and for work of $20,000 or more the builder must give you the QBCC Consumer Building Guide before you sign.
  • Deposit: capped at 5% for work of $20,000 or more. The one exception is a home where off-site prefabrication is more than half the contract price, where up to 20% is allowed.
  • Cooling-off: 5 business days, starting the day after you receive the signed contract and the guide. Pulling out can cost you $100 plus the builder's reasonable out-of-pocket costs.
  • Progress payments: each claim must match the work actually done. For example, you shouldn't have paid more than 50% of the price, deposit included, until at least half the work is done.
  • Home warranty insurance: compulsory. The builder collects the premium from you and pays it to QBCC before work starts. It covers non-completion, defects the builder won't fix, and subsidence, up to $200,000 for each category of loss ($300,000 with optional additional cover).

If a dispute starts, go to QBCC first. QCAT only accepts a building dispute once QBCC has dealt with it and issued a letter. Our home warranty insurance guide explains the cover in more detail, and fixed price vs cost plus covers which contract type leaves the cost risk with you.

Checking a Queensland builder's licence

It takes a couple of minutes, and it's the same check we ran for every builder above.

  1. Search the QBCC register

Search by licence number, or by the person's or company's name. Use the number on the quote rather than the business name on the ute, because a trading name doesn't always match the licensee name. QBCC licensee register

  2. Check it is current

The licence should show as current, not suspended or cancelled. The register shows the full licence history, so look for past suspensions or cancellations too.

  3. Check the class fits the job

For a house, extension or renovation you want a builder class such as Builder low rise, Builder medium rise or Builder open. A trade licence (carpentry, for example) is not a builder licence.

  4. Match it to the contract

The licensee name and number on the register should match the quote and the contract exactly. If you can't find them, call QBCC on 139 333 before you sign or pay anything. QBCC: find a licensed contractor

How we chose these builders

We started from builders working across Brisbane, then kept only those with a current QBCC licence, a clear record of new home work on their own site, and a solid independent reputation. Order weighs fit for this kind of project, reviews and awards, years trading, and how openly each builder explains its process, licence and warranty. Size and advertising spend don't count.

No builder pays to be listed or ranked. If you request quotes through this page, we pass your project to builders that suit it. Read the full method.

New home builders in Brisbane: common questions

How much does it cost to build a house in Brisbane?

The average new house built in Queensland in 2024-25 cost $458,868 to build, or about $1,987 per sqm across 231 sqm, according to ABS data. That excludes land. Custom and architectural homes in Brisbane run about $3,150 to $5,800 per sqm on 2026 QS rates, before GST, site works and fees. Slope, rock and flood levels push either figure up.

How long does it take to build a house in Brisbane?

The average new Queensland house took about 7.5 months from start of work to completion in 2025-26 (ABS). Allow extra time before that for design, contract, soil test and building approval, and more again if council has to assess something such as a character house demolition.

Can I knock down an old house in Brisbane?

Often, but check the age and the overlay first. A house built in 1946 or earlier inside the Traditional building character overlay needs council assessment before it can be demolished, and approval isn't automatic. City Plan's stated aim is to allow demolition of post-1946 houses and of buildings that are structurally unsound.

How much deposit can a builder ask for on a new home in Queensland?

No more than 5% of the contract price for work of $20,000 or more. Up to 20% is only allowed where off-site prefabrication, such as a modular home, makes up more than half the price.

Who approves building plans for a new house in Brisbane?

A licensed building certifier, usually private, issues the building approval and inspects the work at set stages. Council is involved when the planning scheme requires it, for example for pre-1947 house demolition or a design that doesn't meet the standard rules.

Is home warranty insurance included in a Brisbane new home price?

It has to be paid either way. The builder collects the premium from you and pays it to QBCC before work starts, so ask for it as a separate line in the quote. Cover is up to $200,000 for each category of loss, or $300,000 with optional additional cover.

This list is a guide only. Check the builder's licence, insurance and contract yourself before you sign.
